As a listing agent, I believe in getting your properties maximum exposure and using the Sothebys International Marketing Plan, so your home will yield the greatest selling price. I take pride in my honesty and reputtion. Many agents are focusing on "double ending" the sale where they can get the total commision. Usually it is the Seller that loses in this situation as the agent usually sells the property for less than its full potnetial market value. My approach is to use a complete marketing plan where I will get as many Buyers and other agents through my listings so that the Seller can obtain the highest price.
For Buyers, I screen properties for my clients and help negotiate the best possible deal. I help my Buyers throughout the entire purchase process ,fully inspecting the property. If something is wrong with the property, my Buyer will be the first to know, not 1 year after the sale. I would much rather my clients back out of a property early if they do not feel 100% comfortable as there will always be another house.
